Think of a seasonal HVAC tune-up as a wellness check for the hardest-working system in your home. With the recommendation of two HVAC tune-ups a year, scheduling one in the spring and another in the fall can help keep your heating and cooling on track, reduce the chances of unexpected hiccups, and may even help your system go the distance. After all, it's a lot easier to prepare for the weather than to try and change it.
HVAC tune-ups are a member benefit offered in addition to your home warranty plan and provided by Frontdoor Pro. Tune-ups are available in the spring (AC only) and fall (heat only) and are not available in all locations. Service dates are limited and may vary based on location, Pro availability, and weather - including daytime outside air temperature of 65 degrees Fahrenheit or above for AC tune ups. Tune-ups are available for more than one HVAC unit but are subject to an additional pre-established fee (plus any applicable sales tax) per unit. If during the tune-up an issue with your HVAC is identified, you may opt into creating a service request in accordance with the terms of your home warranty plan - including required payment of your service fee and subject to your plan's coverage limits and charges for non-covered items where applicable. Tune-ups are maintenance services and provide no guarantee against system breakdowns or failures.

Included:
Check the heat exchanger (heating check in fall)
Inspect disconnects (AC in spring, heating in fall)
Check thermostat
Check filters
Check contactor and condensate line
Test capacitors and operations
Clean/tighten electrical connections
Test safety and limit switches
Check refrigerant levels and systems pressures (AC check in spring)
Clean the burners (heating check in fall)
Inspect the pilot system (heating check in fall)
With a heat pump system - test temperature split, rinse condenser coils, check evaporator coil & perform amp draw on condenser motor and compressor
Not Included:
Systems that are unsafe for Pro to access safely to perform tune-up
Free filters (However if you provide us with a new one, the Pro will install it for you)
Cleaning of condensate line stoppages (requires new service request)
Recharging refrigerant (requires new service request)
Evaporator/indoor coil cleaning, including acid cleaning beyond hosing with water
Cleaning or unclogging services to correct problems related to lack of manufacturer recommended maintenance
Geothermal systems, mini-split systems, boilers, swamp coolers, window and wall units, and oil furnaces
Outdoor condenser coil cleaning beyond a water wash
Repair of any breakdown

American Home Shield® offers pre-season HVAC Tune-ups to our members - once in the spring to prepare for warm days ahead and then again in the fall to ensure that your heater is ready for the winter. Our HVAC Tuneups are offered at an additional pre-established fee. If you have our ShieldComplete Plan, you get your choice of one free service per contract term.
You will simply pay a fee per unit (plus sales tax where applicable) for your HVAC tune-up. Should a covered issue be found that requires repair, you will be charged your service fee for that separate service request. If you are a ShieldComplete member, you get your choice of one free service per contract term.
Refrigerant should be checked during your spring HVAC tune-up every year and refilled when necessary.
Your refrigerant levels will be checked during the spring AC tune-up. If your AC system needs a refrigerant refill to keep the air in your home cool, our ShieldEssential plan provides refrigerant at the discounted rate of $10/pound. The ShieldPlus and ShieldComplete plans offer unlimited refrigerant at no cost. If a refrigerant refill is required, you will be charged your service fee for that separate service request.
You can place your first service request once your coverage begins on the day of closing. Service requests can easily be placed 24/7 online via MyAccount or by calling 1-888-691-2854 during standard business hours to request service.
It's an annual home warranty plan that helps with the cost and hassle when parts of your home systems and appliances break down. Our real estate-specific plans are offered to both home buyers and sellers and coverage begins immediately. You will also get protection for things other home warranties might not cover, like old home systems and appliances, insufficient maintenance, improper installations or repairs, mismatched HVAC systems in certain circumstances, and more.
