At American Home Shield, we cover the major components of your home systems and appliances that break down over time due to normal wear and tear, undetectable, pre-existing conditions or breakdowns caused by a lack of maintenance, and malfunctions due to rust or corrosion - all without needing to provide maintenance records. If we can’t repair your covered item, we’ll replace it subject to the limitations and exclusions of your plan agreement.

Our plans start at less than $1 a day. Your monthly home warranty cost depends on a few factors though: 

  • Home details - The size, type and location of your home 
  • Plan type - We offer plans for existing homeowners and people who are buying or selling a home, as well as different coverage levels based on your specific needs 
  • Additional coverage - From electronics* to swimming pool coverage, we offer additional coverage that you can add to your base home warranty plan within 60 days of becoming a member. *The Electronics Protection Plan is provided by Allstate Protection Plans. See the plan agreement for coverage details, including service fees, limitations, and exclusions. 
  • Service Fee - When you request service, you’ll pay a small service fee to have a Pro diagnose the problem. You will select your Service Fee amount when you purchase your home warranty plan 

With three plans to choose from, you can pick the plan that’s right for you and your home’s needs.  

Our best home warranty plan is the one that’s right for you and your home. The ShieldEssential℠ plan covers the parts and components of your key systems like your heating and cooling, plumbing, and electrical systems. ShieldPlus℠ covers all of the above plus your laundry and kitchen appliances. And with ShieldComplete℠, you get coverage for just about everything: home systems and appliances, plus premium features like roof leak repair coverage and one free HVAC Tune-up per agreement term. No two homes are the same, and that’s why we have options – so you can find the plan that fits your needs

Our standard contract term is 1 year and and renews for additional 1-year terms unless canceled. 

Your coverage starts the day of closing, however, if payment for the home warranty funds have not been received from the home closing process, the number of service requests may be limited.

Yes, we don't care how old your home’s systems and appliances are. You can purchase an American Home Shield home warranty without an inspection or maintenance records. 

There is a $15,000 per system limit for HVAC systems with all three plans, although some limitations do apply ($2,000 coverage limit for Geothermal A/C systems and coverage up to $1,000 should the Pro need to cut through concrete to access any system components). The coverage limit for appliances depends on your plan: The ShieldPlus plan covers up to $4,000 for each covered appliance and the ShieldComplete plan covers up to $7,000 for each covered appliance. The ShieldEssential plan covers your key systems, but not appliances. Additional limitations and exclusions apply – see plan agreement for details.
