Exterior lines warranty coverage details

Covered:
The parts and components of the well pump unit used as main source of water for the covered home. Must be located on same property as the covered home
Not Covered:
Any other component or part of the well pump system including, but not limited to, any type of piping, electrical or cable lines
Well casings, pressure switches, and booster pumps other than the well pump unit
Well drilling
The well pump for geothermal and/or water source heat pumps

Exterior lines warranty coverage FAQs

AHS's exterior lines coverage is a single coverage offering that includes your home's water, sewer, and gas lines. This optional add-on coverage from American Home Shield includes:

  • Exterior water line repair coverage, which applies to the supply lines running from the street or well to your house. Standard home warranty plans typically cover plumbing components inside the home, not these outdoor supply lines.
  • Exterior sewer line coverage, which applies to the sewer lines running from your home to the municipal connection or septic system. This extends to covered breakdowns like leaks, breaks, or blockages, since these repairs can be expensive and disruptive to your yard and home.

  • Exterior gas line coverage applies to the gas lines and shutoff valves within your property line. Covered breakdowns include leaks and breaks in those lines, the same as with water and sewer.

Although they are often confused, a home warranty and homeowners insurance cover different things. Homeowners insurance addresses sudden, unpredictable events, like storms, fire, or accidental damage. A home warranty addresses parts and components that break down over time due to normal wear and tear and other covered causes. Exterior lines coverage falls under your home warranty plan, so it works the same way, protecting against everyday breakdowns rather than sudden, accidental damage.

Whether or not a home warranty covers sewer line replacement depends on the plan and the cause of the issue. When home warranty plans offer exterior lines coverage, this coverage often extends to the repair of covered sewer line breakdowns due to normal wear and tear; but this coverage typically excludes pre-existing conditions or full-line replacement unrelated to a covered breakdown. Reviewing the specific terms in your plan agreement is the best way to know what's included.

For AHS, exclusions across exterior line coverage are as follows:


  • Leaks and breaks of any line that occurs or extends beyond the property boundary of the Covered Home Address

  • The following types of exterior lines: sprinkler, landscape, pool and/or spa, septic tank leach lines

  • Any exterior lines related to geothermal heating and/or cooling systems

  • Any type of landscape restoration other than what is noted in the Special Limit associated with the repair or replacement of the exterior line

  • Any public, government, or utility owned assets, including meters

  • Well Pump and Septic and associated downstream lines

For many homeowners, exterior lines coverage is worth it considering that underground line repairs often involve excavation, which can be far more expensive than typical in-home plumbing fixes. This applies to water, sewer, and gas lines alike, since all three run underground and share similar repair costs. Having coverage in place for your sewer, water, and gas lines can help offset those costs if a covered issue arises.

Exterior line repair costs vary widely depending on the type of line, the length and depth of the damaged section, and your local labor and permit rates. Water, sewer, and gas line repairs can all involve excavation, and gas line services often require additional safety inspections, both of which tend to add to the total. Without coverage, homeowners are responsible for the full cost of these repairs, which can add up quickly compared to routine in-home plumbing fixes.
